Land-Led Growth
Carefully selected land opportunities in growth corridors, entered before the story becomes obvious to everyone.
Investor's Paradise · A Flagship Vertical of JST Properties
Land is finite. Population only grows. And where government infrastructure and industry arrive — GIFT City, Kevadia, Dholera — land values have re-rated. We study the Ahmedabad–Sanand–Bavla–Nalsarovar–Dholera growth corridor, and structure selected land opportunities so you can participate with as little as 40% capital.
Why Land, Why Now
Commonwealth Games 2030, an Olympics 2036 bid centred on this city, GIFT City, Sanand, Dholera SIR, Nal Sarovar — Ahmedabad is being built up as the face of a developed India. We are structuring selected land opportunities around it.

Carefully selected land opportunities in growth corridors, entered before the story becomes obvious to everyone.
The developer/partner brings the remaining 60% — real skin in the game — so your entry capital works harder.
We don't stop at entry. Every opportunity is studied with one more question: who could buy it from you later?
01 — What we deal in
We hold inventory across all three, which means the honest answer to “apartment or plot?” is sometimes the one that earns us less.
From a first 2 BHK to a bungalow on Sindhu Bhavan Road, across new launches and ready possession.
Frontage on the roads that matter, and office floors in the buildings people have heard of.
Non-agricultural residential plots in approved schemes — the segment that has quietly made the most money in this corridor.
02 — Projects
With 800+ projects across 500+ developers, a page of listings is out of date the day it is published — prices change, inventory sells, new towers launch. So we do it the other way round: tell us the segment, the locality and the budget, and we send you a shortlist of what is genuinely available right now, with current rates and what is actually left on which floor.
03 — Where we work
West Ahmedabad, and fifty kilometres around it. Knowing which builder finishes on time on which road is worth more to you than a map of the whole country.
04 — How we work
Segment, locality, budget, timeline. Twenty minutes on the phone saves a month of wrong site visits.
Four to six options that fit, with current rates and honest notes on each — including the ones we would not buy ourselves, and why.
We come with you, and ask the questions about setbacks, common plot and completion history that you would not think to ask.
RERA registration, title, approvals, NA conversion for plots, and the developer’s record of delivering on time.
We negotiate as a partner who brings that developer volume all year, not a walk-in they will never see again.
Booking, agreement, home loan coordination, stamp duty and registration, through to handover.
05 — Why go through us
06 — For developers
If you are launching in West Ahmedabad and want a partner who actually knows the corridor, we would like to see the project. We have been selling in these localities since the 1980s and we bring buyers who have already been qualified and site-visited before they reach your sales gallery.
08 — Questions
On new projects, nothing. We are an appointed channel partner, so the developer pays our brokerage out of their own marketing budget. You pay the developer’s price — and because we bring volume, that price is frequently better than the one you would be quoted walking in alone.
On resale, brokerage is charged normally and we tell you the figure up front.
Because a builder’s sales team can only recommend that builder. We hold 800+ projects from over 500 developers, so we can put three towers on the same road side by side and tell you which one has the better carpet ratio, the better common plot and the better record of finishing on time.
The comparison is the product. The booking is paperwork afterwards.
West Ahmedabad in depth — Prahladnagar, Corporate Road, S.G. Highway, Karnavati Club Road, Billionaires Road, Iscon–Ambli, Rajpath–Rangoli, Sindhu Bhavan Road, Thaltej–Hebatpur, Satellite, Vastrapur, Bodakdev, and out along the 200ft Ring Road to Shela, Shilaj, Bopal and South Bopal. We also work the Sanand corridor and roughly fifty kilometres around the city.
“NA” means non-agricultural — land whose use has been formally converted so that it can legally be built on and sold as residential plots. Agricultural land that has not been converted cannot be developed, and in Gujarat there are restrictions on who may buy it at all.
We check the NA order, title and layout approval first. It is where buyers most often get hurt.
Both. Loan documentation with the lenders active on that project, then stamp duty, registration and handover — same point of contact throughout.
Yes, within West Ahmedabad — and we will tell you what it will fetch today, not the number that would win us the mandate.
Regularly. Shortlists with photographs and video, site visits on your behalf, and we connect you live from the site. Many buyers complete the whole purchase from outside India.
If you also need a registered business address in Ahmedabad, that is our other business — IBC virtual office.
09 — Who you are dealing with
Chandrakant Someshwar Joshi began selling property in Ahmedabad in the 1980s and is still at his desk at eighty-three. His son Divyam has thirty years of his own. Seventy-five years between them, all in one city.
Anyone can send you a listing. Knowing which developer finishes on time, which road is about to be widened and which scheme has a title problem three years out takes a very long time to learn — and includes a long run of transactions with the Bakeri Group across Sakar II, IV, IX and Shilp on C.G. Road.
Segment, locality, budget. We will come back with a shortlist of what is genuinely available this week — and what we would avoid.
